AnalysisSite0-24M24-75M75-100M100-M視野分析:基地位于武漢市市中心,三陽路與解放大道路口。由于其5、獨特的地理位置,地塊中不同方向上的景觀資源會有不同。根據(jù)對周邊地塊的分析調(diào)研,清楚的可以發(fā)現(xiàn),基地東南方向為長江景觀面,北面為城市景觀為主的公園景觀。在對周邊建筑高度進(jìn)行調(diào)研統(tǒng)計后,基地東南角對應(yīng)的周邊建筑高度較低,因此也擁有最佳的江景景觀視角。南面和東面對應(yīng)的周邊建筑對地塊有一定的視線阻礙,高區(qū)可擁有較好的景觀視野。與此同時,基地北側(cè)擁有整體較好的城市景觀資源。View Analysis:The site is located in the center of Wuhan,at the intersection of Sanyang Road and Jiefang Avenue.Due t6、o its unique location,the landscape resources in different directions in the plot will be different.According to the analysis and investigation of the surrounding plots,it can be clearly found that the southeast of the site is the Yangtze River landscape,and the north is the park landscape.After sur7、veying the height of surrounding buildings,the height of surrounding buildings corresponding to the southeast corner of the site is relatively low,so it also has the best view of the river.The surrounding buildings on the south and east sides obstruct the view of the plot to a certain extent,and onl8、y the high zone can have a better view of the river.At the same time,the wall方案1-2調(diào)整內(nèi)容:根據(jù)規(guī)劃局意見以及業(yè)主指示,在原來單塔方案的基礎(chǔ)上,總計容面積現(xiàn)調(diào)整為4萬9千平方米,并且將結(jié)構(gòu)高度降低至152米。方案1-2的調(diào)整策略為,在150m高度控制的基礎(chǔ)下,稍微減少單元之間的疊級高差,但是不和原來體量差異太大,并且透過最高單元頂部21m裝飾構(gòu)架來實現(xiàn)視覺和高度的呈現(xiàn)。現(xiàn)有標(biāo)準(zhǔn)層面積不調(diào)整,也避免對建筑形態(tài)和周邊退距要求造成影響。此方案能最大程24、度的維持和體現(xiàn)建筑形態(tài)和高度在城市層面和位置的呼應(yīng),以及天際線塑造。商業(yè)主要布置在首層和地下一層,部分放置在3層,結(jié)合屋頂花園,作為住宅配套商業(yè)和室外活動空間。Option 1-2:Based on planning bureaus comments and clients instruction,One Tower option is used for further developments.Overall GFA will be 49,000sqm,and the structural height will be kept around 150m.The strategy adopte25、d for Option 1-2 is slightly reducing the stepped height difference without deviating dramatically from the original massing.The roof datum is controlled around 150m,and additional height on the talling bar is created by using 21m tall crown curtain structure.The typical floor footprint remains the 26、same,as we would like to minimise the impact on the architectural volume and the setback requirement.This optionRetail is mainly placed on L1 and B1 with small amount on L3 which can be incorporated with the roof outdoor space,serving the
