The planning includes one large scale mixed shop

37、g issues:1.? Traffi c Organization?There are 10 city roads in and near the site, the 5 N/S and 5 E/W streets form a grid.?Based on this chart, the road network east of the Hu Cheng Canal are narrow roads and high density, good for pedestrians, and appropriate for retail and business uses.?West of th
38、e Hu Cheng Canal, there are two existing express way class roads, Dongchi Road and East Huangcheng Road, both are over 36m wide, and both connect to Changan Overpass and Yundong Road. The overpass including the on - off ramps is only 20m wide, and not balanced with the other roads, is obviously redu
39、ndant. The intersection of the roads is less than 30 degrees, the traffi c safety at this intersection is questionable, and after the opening of Didang Road #6, the problem is going to be more apparent, also the traffi c lights on Shengli Road are only 120m apart, seriously impacting the accessibili
40、ty of these two roads and causing the traffi c jams. East Huancheng Road and the green belt also lessened the commercial atmosphere at the entrance to Didang New Town. Therefore we propose to modify East Huangcheng Road or Dongchi Road. In consideration of the continuality of the shopping center, we
41、 propose modifying East Huancheng Road into a pedestrian road or fi re lane. This modifi cation can fi rst clarify the traffi c on the overpass (singular), second keep the shopping center whole, third reduce the automobile traffi c distubance to the commercial environment and the riverfront recreati
42、on area near Du Si Gate. In terms of the traffi c volume, Dongchi Road is better than the overpass, so the overall traffi c volume is not reduced.?Shaoxing Di Dang New Town Master Plan 2. ?Creation and transition of the commercial environment?Shengli Road, as the axis of development in Didang New To
43、wn crossing barriers such as the Ring Canal, East Huancheng Road, can easily become a visual and psychological barrier for the people of Shaoxing, and constrict the pedestrian fl ow, directly impacting Didang New Towns environment. To create a vibrant commercial environment, and realize a natural tr
44、ansition for commercial traffi c and pedestrians, the barrier created by the Ring Canal between the old city and the new city needs to be eliminated, by modifying the internal streets and circulation within our site. The architectural layout of the shopping center utilizes the traditional Shaoxing w
45、ater country features of “one canal two streets, one canal one street, canal as the street”, and uses waterfront buildings to shorten the distance between the two banks and an internal pedestrian street to connect the two banks. A harmony is achieved between the human and commercial environments, a
46、natural transition.?The internal pedestrian paths west end starts from Dongchi Road; it crosses the Ring Canal and comes to the intersection of Shengli Road and Didang Road No.7, and then crosses Shengli Road through a sunken plaza, and reaches the northern “Green Island Water Alley” parcel. It look
47、s like an anchor in plan, and makes the entire commercial core spans across Ring Canal and Shengli Road, forming a complete urban spaces.?The buildings at both banks of the Canal become a light, transparent modern water gate, creating a contrast with the heavy and solid Dusi Gate to the south, and e
48、xpressing the contrast between the modern open city culture and the ancient closed local culture. The buildings are focal points on the canal.?Also, the shopping center becomes the transportation hub of the old city and the new city, to create a even better destination, we suggest to the relevant go
49、vernment agencies, to add a public transit line along the perimeter of the shopping center.3. ?City skyline and building heights?To create unique offi ce buildings that are specifi cally designed for the water country, besides abstracting the building massing from waves and textile, we believe that
50、from the entrance to Didang New Town to the Business core, there should be a transition zone of 1000m long in the east/west direction. We use a layout similar to the Chinese character “eight”, create view corridors that supplement the landmark tower. To avoid creating a hard interface for the shoppi
51、ng center at Shengli Road, we used street furniture and sculptures to soften the building/street relationship, and form the skyline that gradually increases in height from the west to the east: 24m - 40m - 80m - 100m - 120m - 250m.
