、n?TIANJIN WATER SPORTS WORLD?INTRODUCTION1?INTRO7? Introduction?TIANJIN WATER SPORTS WORLD1? City Context?Long considered as a gateway to North Chinas gold coast, the City of Tianjin has grown into an international business and communications metropolis. Previously, industrial uses had lined the Hai
、 River. Now, the City of Tianjin seeks to focus redevelopment along the Hai River as a public ser-vice zone, emphasizing economic, cultural and open space resources. According to the overall development plan for the City of Tianjin, the Water Sport World project will be developed into a waterfront s
、port and leisure activity district. It will integrate the unique natural, cultural and waterfront char-acters in this area and re-shape it into the central district of the whole waterfront area in the city.?8? Introduction?TIANJIN WATER SPORTS WORLD? The Site? The almost 30-hectare site is situated i
、n the Guajiasi Area of the Hexi District. It is bounded by the Guo Tai Bridge to the north, by the Hai River to the east, by Dagu Nan Lu to the south, and by Nanbei Da Jie to the west. The subway line between Tu Cheng Station and Chen Tang Zhuang Station runs along Da Gu Nan Lu to the south of the s
、ite, with its tunnel entrance is located at the Hong Ze Lu intersection. The site had been previously occupied by industry, but is currently unoccupied and surrounded by middle-class residential enclaves. The site is within close proximity to two transit stops. Tianjin Water Sports World has impleme
、nted its fi rst phase of development, with the residential portion completed and the commercial phase under construction.9? Introduction?TIANJIN WATER SPORTS WORLD? Development Opportunities? The site is located adjacent to the central district in the city. Major city arterial roads surrounding the s
、ite include Middle Ring Road, Dong Nan Ban Huan, Jie Fang Lu and Da Gu Nan Lu, which provide easy access to a regional roadway system in the city. The No. 1 subway line serves the site with two major stations, both of which are within walking distance. In addi-tion, the project is situated along a s
、ite at a bend of the Hai River with a central location and open views in two directions, which provide abundant landscape resources. It has also been designed as one of seven major ferry stops in the long-term water transportation plan along the Hai River. Considering the prominent location of this
、site, the Hai River Redevelopment Authority has identifi ed this area as one of six earmarked for major revitalization efforts. It is aiming at reshaping this area as the activity hub for a future cultural, economical and land-scape mixed-use zone along the river, which will create an exceptional op
、portunity for the development of this site. 77314143?10?Planning Concepts?TIANJIN WATER SPORTS WORLD?PLANNING CONCEPTS2NING C11?Planning Concepts?TIANJIN WATER SPORTS WORLD2? Context? The current road network creates development blocks that are large in scale. The nearby No. 1 subway line follows Da
、Gu Na Lu to the south of the site; it is accessible via Chen Tang Zhuang Stop and Tu Cheng Stop, both within a comfortable walking distance to the site. Xin Wei Di Dao, as a section of the Middle Ring Road system, is the only existing major expressway in the area to the north of the site. Much of th
、e vehicular traffi c from the City Centre converges at a handful of major inter-sections just to the west and north of the site from three directions, including Da Gu Nan Lu at the south, Xiao Wei Di Dao at the north, and Nan Bei Da Jie at the west. ?Site Circulation? The Constraints? The road confi
、guration, as previous shown, would provide a lack of access to the riverfront road. Vehicular movements would have limited ability to make left turns to access the site when traveling from the city center. The convergence of two major roads into a single intersection along Tai Er Zhuang Lu on the ri
、verside would cause traffi c congestion by constricting traffi c fl ow. The lack of street front-age would also provide little visibility and access from surrounding streets. Additionally, the intend-ed density of the proposed development demands an effi cient strategy to manage the parking needs of
、 the new residential and commercial uses.?v?12?Planning Concepts? The Approach? The proposed plan takes a comprehensive approach to im-proving overall site circulation while also promoting a pedes-trian-friendly development. The plan proposes to re-position Tai Er Zhuang Lu along the riverside as an
、addressing street to set a framework for creating a landmark development. The planned road at the junction of the Da-Gu Nan Lu will be shifted to avoid the entry point of the subway tunnel and to allow left-turn access to the site. The creation of a frontage road at the south side of Guo-Tai Bridge
、will also allow alter-native access to the riverfront road. Circulation Diagram?Site Circulation?y?y?13?Planning Concepts?TIANJIN WATER SPORTS WORLD?By diverting traffi c load from the existing single intersection into three separate intersections, the proposed road confi guration provides a better,
、 uniform fl ow of traffi c across the site and for multiple route selections. The road network also divides the neighborhood blocks into smaller parcels to provide an array of circulation options while also creating a more walkable environment. Through its water transportation service, the marina ca

Additionally, the plan intends to take a creative approach to managing parking by counterbalancing the peak/off-peak demands of different commercial uses at different business hours so as to improve the operation eff

Context?Current patterns of development in the Gua Jia Si area provide little public-accessible open space, except for the linear green space along the ri
、ver and for the small park on the west side of the temple. Typically, most residential developments provide a secured garden area as an amenity within the interior of its development. Social interaction between different residential neighborhoods is lim-ited within the existing street space. ?Open S
、pace? The Constraints? The existing site and surrounding residential con-text is devoid of common open space to provide places of social interaction, sport activities and opportunities for recreation. New development does not establish any linkages between the resi-dential neighborhoods to the river
、corridor or the area green space system. Existing streets act as an active place for social activities. However there is currently no effective planning strategy to reduce the confl ict between vehicle traffi c and pedestrian activities, which limited the quality of social envi-ronment. Typical resi
、dential development only provides privatized open space that is isolated from any larger open space network.?k?v?k?15?Planning Concepts?TIANJIN WATER SPORTS WORLD? The Approach? The plan will create a series of open spaces that will vary in scale, size and character, to provide identity and to suppor
、t the surrounding land uses and multiple outdoor activities. Outdoor space originates from an internal courtyard in each residential complex and moves into a linear green space between different neighborhoods. The green space then enters the commercial canal street system, until it reaches the large
、 sport park on the riverside, which creates a multi-layer urban open space system. The plan proposes to integrate the open space system with the pedestrian network, in order to increase the public accessibil-ity to the recreation opportunities. The open space network will make connections to the riv
、erfront to celebrate the open-ing up of the waterfront to the public realm. Additionally, the plan proposes to design the streetscape as an extension of the open space system by providing widened sidewalks, enhanced by street trees, pedestrian-scaled lighting, and handsome street furnishings, and by
、 incorporating a street system as an impor-tant element in the overall open space system.Open Space?Open Space?16?Planning Concepts?TIANJIN WATER SPORTS WORLDPedestrain System?Open Space?17?Planning Concepts?TIANJIN WATER SPORTS WORLD? Context? The project site is located immediately adjacent to a be
、nd in the river that can provide major views to both the north and the south. However, the current roadway system does not provide any public access to the water edge. The River Redevelopment Authority has been encouraging the provision of better public facilities along the river as part of its revi
、talization efforts. Taking advantage of a promi-nent location, the River Redevelopment Authority has approved the development of a major open space at this location. ?River Access? The Constraints? As previously planned, the project site lacked vis-ibility from the river at its most prominent corner.
、 As currently confi gured, Tai Er Zhuang Lu acts as a barrier by providing very limited access to the river. The patterns of building development and the confi guration of road alignments direct views away from the river. Additionally, traditional fl ood control methods have created a visual barrier
、 to the water. Typical waterfront open space has been linear in nature, avoiding the development of spaces that provide a sense of identity and a central place for social interaction.? ?18?Planning Concepts?TIANJIN WATER SPORTS WORLD? The Approach? The plan proposes to re-position Tai Er Zhuang Lu as
、 a scenic drive that addresses the site. The proposed street system will re-align roadways in such a manner as to direct surrounding neighborhoods to the water, and to introduce a unique landscape termination for each street along the waterfront. This street pat-tern is accompanied with a pedestrian
、 network, guiding views to the water edge from different directions, so as to unfold diverse landscape character of the riverside at different angles. Also important to this effort will be the integration of fl ood control mitigation measures into the urban form and open space features, in order to
、re-connect adjacent neighborhoods to the waterfront. The introduction of water elements into the interior of the project will strengthen the projects connection with the water, creating a sense of place with easy access to water, while also enhancing its overall character.Open Space Diagram?River Ac

To the north, major commercial centers and new residential development are under construction. More commercial, institutional and school buildings are concentrated along Da Gu Na Lu corridor to the
、 south of the site.?Land Use? The Constraints? The challenge of developing the land use approach for this project has been to cultivate an environ-ment, which supports the wide distribution of the public-serving facilities across a primarily residential district. The previously proposed plans did not
、 integrate well with the existing public transporta-tion and site circulation networks and did not take full advantage of the sites prime waterfront loca-tion. ?22?Planning Concepts?TIANJIN WATER SPORTS WORLD? The Approach? The land use plan proposes to integrate and to respond to the surrounding lan

The residential neighborhood cluster is located along the western portion of the site. Mixed-use commercial on the east will foster an active retail ground fl oor at the waterf

The project will also capitalize on its frontage on Da Gu Nan Lu and close proximity to the No. 1 subway corridor by developing another commercial district at the southern portion of the site. This new activity center will enhance the quality of life for residents in the neighborhood and
、will raise the overall land values of the whole site. Land Use?Land Use?23?Planning Concepts?TIANJIN WATER SPORTS WORLD?Land Use?A large, landscaped park along the waters edge will offer public access and recreational amenities, as well as open up views to the site. It will incorporate surrounding p

All these land use components are allocated in a manner that will provide a multi-functional and inter-supportive neighborhood. The mixed-use community structure will present an effi cient development model that will create a
